The recent announcement from GTA Inspectors arrives during a heavy delivery year for the city. Cushman & Wakefield Core projects around 55,600 residential handovers in Dubai by the end of 2026, the highest annual total since 2008. GTA Inspectors aims to help buyers receiving this volume of new stock verify workmanship before signing off on their units.

The pre-handover inspection takes place before a buyer accepts the keys. As part of the process, inspectors examine finishes and fittings for incomplete work and installation faults, such as misaligned doors, leaking taps, cracked tiles, poor paintwork, and uneven surfaces. Mechanical, electrical and plumbing elements are also assessed for faults that could lead to costly repairs later.

Thermal imaging is used on every inspection to detect temperature anomalies linked to concealed moisture, insulation gaps, and electrical hotspots. Moisture meters and laser levels support these scans and help reveal issues that often go unnoticed during a standard visual walkthrough.

For owners who have already moved in, the 11th-month inspection is carried out shortly before the developer's defect liability period ends. It gives owners a record of defects to raise with the developer before the liability period closes.

Findings are compiled into a report with annotated images, observations, and recommendations, delivered within 24 to 48 hours. Inspectors stay available to discuss the report until handover is complete, and the document can support follow-up requests with developers.

Inspections are conducted independently of developers, agents, and landlords. GTA Inspectors holds InterNACHI certification, and many of its engineers carry Certified Master Inspector and Professional Engineer (P.Eng.) designations.
