Smithfield Partners has expanded its residential conveyancing services as mortgage rates and remortgaging activity change across the UK, helping homeowners manage the legal process when buying, selling or refinancing a property.

Luton, United Kingdom, October 9, 2026 /NewsNetwork/ -- Smithfield Partners recently announced the expansion of its residential conveyancing services for homeowners buying, selling or remortgaging property, with a particular focus on supporting borrowers through the legal requirements of refinancing. The announcement comes as remortgaging activity strengthens across the UK and changing mortgage rates give homeowners new reasons to review their existing arrangements.

The expansion follows fresh evidence of movement in the mortgage market. The Bank of England’s Money and Credit - July 2026 report, published on September 1, shows that approvals for remortgaging with a different lender increased from 34,100 in June to 34,500 in July, while the effective interest rate on newly drawn mortgages rose from 4.35% to 4.45%.
In response to these changing market conditions, Smithfield Partners is supporting homeowners through the conveyancing work associated with remortgaging, alongside its wider residential property offering. Its expert team handles remortgages, property purchases and sales, transfers and gifts of property, trusts, lease extensions, Right to Buy transactions and auction purchases, as well as freehold, leasehold, new-build and shared-ownership matters. This breadth of expertise enables the firm to support clients across different property types, ownership arrangements and stages of property ownership.
The firm states that quotes are issued within 24 hours and paperwork within 24 hours of instruction. Smithfield Partners is also a member of the Conveyancing Quality Scheme (CQS), LMS and Lender Exchange, and can act for the majority of lenders.
“Changing mortgage conditions mean homeowners may be looking more closely at their financing arrangements, and the legal side of a remortgage is an important part of that process,” said Anand Pattani, director and one of the founders of Smithfield Partners. “Our focus is on providing clear, responsive support and keeping clients informed as their transaction progresses.”

The last basket of dim sum is sold, the roller shutter comes down, and another Cantonese restaurant in Hong Kong closes. Nine months into 2026, this scene has already played out at least 30 times. The causes are familiar – sky-high rents, thin margins, rising costs, and dining habits reshaped by the pandemic years. Legislative Council figures show that between 2018 and 2025, the number of Cantonese restaurants and banquet halls in Hong Kong fell from 1,790 to 1,500, representing a 16 per cent...
At Shenzhen’s The Bay by Chef Fei, a dish of fish simmered with bamboo shoots in plum juice and pickled vegetables is plated individually and served to diners one by one. At Chiu Tang in Hong Kong, diners sit at round tables, share stories, sip oolong tea and reach for morsels from communal dishes. At first glance, the peach-shaped box with coral inlay appears to be carved from red lacquer. But the piece – made specifically to celebrate the birthday of the Yongzheng Emperor (1678-1735) – is, in fact, a gold-bodied box with a surface overlaid with red coral. Each fragment of the vivid gemstone is cut and set so precisely that the joins almost disappear, creating a shimmering mottled crimson skin. It is a deliberate exercise in restraint, executed entirely in one medium and, unusually for an...
Demna’s highly awaited fall/winter 2026 runway debut for Gucci was unveiled at the Palazzo delle Scintille in Milan in February, attracting A-list celebrities ranging from Demi Moore and Shawn Mendes, to sisters Paris and Nicky Hilton. While the collection featured nods to the house’s provocative 90s era, when designer Tom Ford was at the helm, it also introduced key new silhouettes and innovative pairings, combining Demna’s streetwear aesthetic with classical details found in Italian art and...

This is the 87th instalment in a biweekly series profiling major Hong Kong pop culture figures of recent decades. Cincinnati Bengals wide receiver Andrei Iosivas and his rumoured girlfriend, influencer Gia Duddy, were recently involved in a heated exchange with an online troll under one of her Instagram posts where she shared a snap of herself attending a Bengals game at Paycor Stadium.
