Seniors leaving a longtime home are navigating something else entirely. They are often moved quickly through a sale that is, for them, a highly charged turning point rather than a piece of business. The transaction itself is rarely the hard part. What's more challenging is that it's often the last housing decision of their lives, after thirty or more years in one home. For his downsizing clients, Tony has developed a five-point plan built around one goal: making sure older clients are heard and informed, never hurried.

One client first met Tony at an open house which had just gone under contract. Rather than turn him away, Tony arranged a separate private showing so he and his family could tour it and get a feel for the neighborhood, even with the sale already in motion elsewhere. San Francisco's microclimates can turn neighborhoods just a few blocks apart into entirely different places to live. For example, fog off the Pacific can blanket the Inner Sunset neighborhood and settle over Cole Valley, while at that same moment, Eureka Valley and the Mission, just on the other side of the hill, sit under clear, warm skies. With over two decades living and working in the San Francisco Bay Area, it's his knowledge of these kinds of block-by-block details that is invaluable to a buyer trying to understand why two similar houses a few blocks apart command different prices.

Tony's view of the work was shaped by two people in his family. His grandmother spent her career in real estate, and although he never worked alongside her, he grew up seeing the relationships she built with clients and the difference she made in their lives. For Tony, this established early on that the job could be more than simply transactional. "She had so many close relationships as a direct result of her real estate business," he said. "I always admired that, and the fact that she had such a positive impact on so many people's lives." Years later, that idea became personal. Tony helped his own mother sell the home she had lived in for more than thirty years. "Of course, that wasn't just a real estate transaction," he said. "It was the end of a chapter, and the beginning of something she was genuinely apprehensive about." The experience reshaped how he works with clients in transition. "I realized how much I enjoyed helping guide seniors into the next chapter of their lives, being someone they could trust to help them navigate the process and handle everything that comes with that, without feeling rushed or pressured."

There are many ways to measure a successful real estate career. For Tony, what counts is longevity in a demanding business, and the relationships he's built across twenty-six years of it, the kind of track record that shows up in repeat clients and referrals.
