Woosa Properties Brings Veteran-Led Relocation Guidance to Southwest Colorado Buyers

Sep 9, 2026

Navy veteran Jon Burden, REALTOR® with The Core Home Team at HomeSmart, pairs regional knowledge with a growing library of educational resources to help relocating families understand Durango-area communities and rural property ownership before they ever make an offer.

Durango, Colorado, United States , September 9, 2026 -- Buying a home in Southwest Colorado rarely comes down to the house itself. Rural listings introduce private wells, septic systems, shared driveways, acreage maintenance, and HOA covenants into a conversation most buyers have never had before, and for families arriving from out of state, those details are nearly impossible to evaluate from a thousand miles away.

Woosa Properties is expanding the veteran-led relocation service it built around that gap. Jon Burden, REALTOR® and founder of Woosa Properties, works as part of The Core Home Team, brokered by HomeSmart, and has structured his practice so that the education begins long before a buyer books a flight.

"Most of my clients aren't just choosing between two houses. They're choosing between towns, school districts, water rights, and commutes they've never driven," Burden said. "The more of that we can work through before they land, the better decisions they make once they're here."

Burden served in the U.S. Navy from 2009 through 2013 aboard the USS Decatur, where he was the ship's Search and Rescue swimmer after training as a BUD/S (SEAL) candidate. He earned his real estate license in 2017, founded Woosa Properties in 2019, and has since surpassed $100 million in career production.

A significant share of that volume comes from relocation buyers, many of them arriving from Texas. Over the past three years, Woosa Properties has helped roughly 50 families move to the region, working across Durango, Bayfield, Hesperus, Mancos, Pagosa Springs, and the surrounding communities.

Much of the groundwork happens before anyone tours a property. A family considering acreage outside Durango may be weighing well and septic ownership for the first time, while another buyer might be trying to understand how a smaller outlying town compares with Durango itself on price, drive time, and daily life.

Woosa Properties supports that early research through its "Living in Durango Colorado" YouTube channel. Launched in 2023, the channel now holds more than 120 long-form videos and draws roughly 6,000 views and 600 watch hours a month, with two new videos published each week.

Coverage ranges from individual neighborhoods and subdivisions to cost-of-living comparisons, rural property considerations, and the practical questions that come up repeatedly during a move. Many of those videos are adapted into website landing pages and downloadable guides, giving prospective residents a way to arrive with specific questions rather than general ones.

Burden's connection to the region predates his real estate career. He grew up in Santa Fe and Peralta, New Mexico, and spent much of his childhood traveling Northern New Mexico with his family to fly fish the rivers around Santa Fe.

He now lives in Durango with his wife and two sons, and spends his time outside of work fly fishing, hunting, running, mountain biking, camping, and competing in strongman. He also serves at local churches, including The River Church and Durango Vineyard.

For Woosa Properties, the veteran-led approach comes down to preparation. Each relocation surfaces questions that the next family is likely to face, and feedback from buyers who have already made the move continues to shape the educational content the team produces.

How Hong Kong cinema forever changed after Cepa and the mainland China co-production boom

Hong Kong filmmakers zealously partnered with mainland companies, drawn by bigger budgets, lower production costs and the prospect of reaping financial rewards from a massive new audience. But...
